Erawana sells the off-plan villas on a stage schedule and offers its own finance on half of the price: 0 % for up to two years. The finished villas sign within 30 days and transfer within 30 days of the contract, or go on the same finance. Pick a plot and a plan — the planner counts every payment from the plot's public from-price.

What you own
Leasehold: a 30-year land lease registered at the Land Office plus two 30-year renewals written into the contract; the house is transferred to you.

01What do the villas cost?
From THB 24M for a three-bedroom villa on a special price. Three-bedroom villas run from THB 24M to THB 33M, the free four-bedroom villa from THB 37M. We confirm the price of your plot in writing before you reserve.
02What exactly do I own?
A 30-year lease of the land registered at the Land Office, with two further 30-year renewals written into the contract (30 + 30 + 30); the house itself is transferred to you.
03How do I pay for an off-plan villa?
2 % to reserve, 33 % at the contract within 30 days, then 15 % at the foundation, 20 % when the structure reaches the roof, 15 % at fit-out, 10 % at inspection and 5 % at transfer.
04How does the 0 % developer finance work?
You pay half by stages — 2 % today, 28 % at the contract, 15 % when walls, plaster and roof tiles are done, 5 % at handover — and the developer finances the other half: 0 % for up to 2 years, then 8.5 % for up to 3 years, 9.5 % for up to 4 and 10 % for up to 5, per the developer's finance table.
05And for a finished villa?
2 % to reserve, 48 % at the contract within 30 days and 50 % at the transfer within 30 days of the contract. Or 2 % + 48 % and the remaining 50 % on the same 0 % finance.
06What are the monthly costs?
The common fee is THB 7,500–9,500 a month per villa, paid a year ahead: 24-hour security, CCTV, landscaping, rubbish collection and the common electricity and water. Pool and garden care is THB 7,500–9,500 a month. Water is THB 30 a unit, electricity at the PEA tariff.
07What does the transfer cost?
Transfer fees and taxes are split 50/50 with the developer. The sinking fund is THB 100,000, paid once per plot.
